Basement Construction – Designing the Best Basement for Your New Home

It’s important as a new homeowner to understand how to effectively and efficiently construct a basement when building your new home. The same quality construction standards should be applied that are used throughout the design of the home’s interior. By following a few simple construction techniques and having a general checklist of safety basement construction practices ensures the quality of basement design.

Insulating Your Basement

When it comes to insulating your basement construction, the most effective line of defense against basement wall moisture problems is insulating your new construction with a basement waterproofing system. An exterior insulation provides the new homeowner with many advantages. The most beneficial advantage of exterior insulation is that it protects the waterproofing membrane from the extremes of the soil and the above grade climate, which reduces the potential for the wall to crack or break. In basement construction, understanding that the wall maintains a stable temperature and undergoes very little thermally induced expansion and contraction is an important design element. Another thing to remember when insulating your basement construction, the wall's temperature is maintained closer to the indoor temperature; therefore, the humid interior air is unlikely to condense on the basement walls.

Installation of Drainage Placement Systems

Installing a perimeter footage drainage system is recommended for relieving hydrostatic pressure from the surface water as well as table water. Exterior systems are generally preferred to installing interior systems, however, many professionals recommend using both forms of drainage. If using both drainage systems, the exterior system should be used as the primary drainage system, while the interior used as the backup as well as for venting gases. The drainage system should connect to a sump pump for gravity discharge and most residential applications include an adequate 4-inch diameter perforated drainpipe. For easy maintenance of the drainage system, consider leaving clean-out points.

Water Table Protection

As the construction of basements expands and the area expands in size, the basement slab will be more susceptible to pressure from the water table; therefore, it’s important to have a minimum 4 -inch layer of clean gravel spread evenly under the slab area for drainage. There should also be a pathway to relieve water pressure from the center of slab which can be created by digging a 6 - 8 inch deep trench in an X pattern by filling it with clean gravel and connecting it to the drainage system. As the water table rises, the pressure is relieved through the pathway to the sump pump drainage system. For extra water table protection, remember the top of the perimeter exterior drain tile should be below the bottom surface of the interior slab.
