Basement Window Well
Many homeowners adding a basement in the construction of a new home opt to include basement window wells. The purpose of window wells is to keep dirt away from the basement windows. The window well is designed to bolt directly to the wall during the remodel application, bringing natural light and ventilation as well as an escape route in case of an emergency.
Purpose of Window Wells
Window wells prevent weeds and debris from cluttering up the area around the basement window, thus keeping the inside clean. They also keep rain and water away from overflowing gutters and extend the life of window frame. Windows are also protected from harsh winds, as they are usually single pane glass and have no weather stripping. Window wells keep most water out, but cannot warrant against the flooded window well unless it is properly installed.
Methods of Treatment
The unprotected basement wells acts like cisterns during the heavy storms, permitting the water to seep in around window frames and below window frames. However, it can be protected by metal or masonry window wells with a bottom consisting of gravel to permit good drainage. Sources of moisture such as wet clothes hung to dry on basement lines increases humidity in the air, increasing the likelihood of condensation. To prevent water buildup in your basement promptly repair plumbing, leave windows open or dry clothes in an automatic dryer vented outdoors. Also consider experimenting with a large-capacity dehumidifier to eliminate condensation if problem persists.
A basement drain may also be considered to assist with eliminating water in your basement. A drain is made at the base of the well. The water is piped along either the interior or exterior of the basement. If the water is piped along the interior, the water is emptied into a sump pump or into an Interior Drain Tile System. If the water is being piped along the exterior, the water can be emptied into the underground drainage system, a sump pump on the interior of the building, or out the slope of the land.
